Construction

Construction loans are used to fund the construction costs of a real estate project before long-term financing is obtained. As work progresses, the lender pays money out in stages. These loans are typically short term with a maximum of one year and have variable rates that move up and down with the prime rate.

Agency

Agency loans like Fannie Mae and Freddie Mac are government-backed loans that are guaranteed by the US Government. The mortgages represented by these securities are guaranteed by the issuing agency that the principal amount of the loan will be repaid.

Fixed Rate Loans

Fixed rate commercial mortgages have a fixed interest rate and payment for the full term of the loan. These loans are structured with fixed rates from 5, 10 and even 30 years and is the most used real estate loan. The loan product makes it easier to budget, especially over the long term, and it offers stability across an ever-fluctuating market.

CMBS

Commercial Mortgage Backed Securties (CMBS) are fixed-income investment products that are backed by mortgages on commercial properties rather than residential real estate. They can provide liquidity to real estate investors and commercial lenders alike.

Preferred Equity

Preferred equity is part of the real estate capital stack and is a type of financing a sponsor or developer will employ as part of the aggregate capital raise for a given real estate project. Bridge Loans

Bridge loans are the loan of choice for many “Value Add” operators. They are short-term loans that allow the borrower to purchase the property when it may not fit permanent financing guidelines. Bridge Loans provide an excellent opportunity to purchase the property and cover the needed expenses the rehab. These loans are typically for 2-3 years with additional time available.
